EP 5: Can Your Car Be a Tax Deduction?
Welcome to Episode 5 of the Adjusted Basis Podcast.
If you own rental properties, you've probably spent a lot of time in your car.
Driving to properties. Meeting contractors. Visiting hardware stores. Going to inspections.
So the question is:
Can your vehicle expenses be a tax deduction?
Potentially—but you need to understand the rules and keep good records.
Business Use of Your Vehicle
If you use your vehicle for qualifying business or rental activities, certain vehicleexpenses may be deductible.
Depending on your situation, you may generally use a standard mileage method or an actual expense method, subject to applicable tax rules.
The key is separating **business driving from personal driving**.
For example, driving to inspect a rental property may have a different tax treatment from driving your family to the grocery store.
Keep a Mileage Log
One of the biggest mistakes investors make is trying to reconstruct their mileage at tax time.
Instead, keep a mileage log throughout the year.
Track:
- Date
- Starting point
- Destination
- Business purpose
- Miles driven
A simple, consistent system is much better than trying to remember everything in December.
What About Commuting?
This is another area where investors need to be careful.
Not every drive connected to your work is automatically a business mile. The tax treatment of travel can depend on where you are traveling from, where you're going, and the nature of your business activities.
That's why it's important to discuss your specific travel pattern with your tax professional.
The Adjusted Basis Takeaway
Your car can be an important tool for your real estate business—but **business use does not automatically make every mile deductible**.
Keep a detailed mileage log, separate business and personal driving, and maintain supporting records.
Good documentation can make your real estate tax return much easier to prepare.
